What amenities are available for Community use?

Yavapai Hills has a wealth of amenities for homeowner members to utilize, they include:

  • The HOA Clubhouse is located at the base of the neighborhood hills and is the remodeled former ranch house of the silent-screen-star Tom Mix.
    • The clubhouse has spacious green grass landscaping in the adjacent Childrens’ playground and picnic area with ample parking.
    • A large, nicely equipped kitchen for members to book to use for parties and ceremonies.
    • An HOA members’ library is located inside the clubhouse where members may borrow and/or leave a book to read (along with many jigsaw puzzles).
    • Additionally, there are three indoor spaces for resident use Reservations may be made up to 3 months in advance (Members may reserve a meeting/event space for either indoor or outdoor events by completing the Clubhouse and Picnic Area Reservation and Rental Application form found in our website portal.
      • The sunroom with a large conference table overlooks the playground/recreational courts. There is also a large-screen TV in the room that can be used as a monitor for computer presentations.
      • The game room adjacent to the kitchen may be reserved for card or board-game players.
      • The large general, multifunctional meeting room may be reserved for meetings of up to 100 people. There is also a large-screen TV in the room that can be used as a monitor for computer presentations.
    • Reservations may be made between the hours of 7:00 a.m. and 9:00 p.m. on a first-come first-served basis.
    • The HOA Office is located inside the Clubhouse and is staffed by HOAMCO staff. Normal business hours are Monday-Friday, 9am-4pm, excluding major holidays.
  • There is a basketball half-court and recreation courts that can be configured for four pickleball or two tennis courts. Members may join the Yavapai Hills Pickleball Club to play during their reserved court times or may sign up for an individual group court time using a dedicated app. HOA Members may purchase a court key for $15 from the HOA office staff to enable them to access the locked recreation courts.
  • There is a swimming pool and spa for members to utilize seasonally which is typically open from May 1 – October 15, weather permitting. The pool hours are 6:00 a.m. to 9:00 p.m. For your safety, the pool is monitored by 24-hour video surveillance and the Prescott police department will be notified of violations. Members may purchase a pool key ($75 one time, per household fee) from the HOA office staff during their regular office hours. The recreation facilities have access to both indoor and outdoor restrooms for member’s convenience.
  • Yavapai Hills has two hiking trails, the Teapot Trail, and the Vista Trail. The trails are located in the middle of the community. (A map showing the location of the trails is available on the HOA website.) The trails provide an excellent hiking experience with great views of the surrounding area. There are three benches placed along the trails so that hikers have the opportunity to rest and relax while enjoying the view. The Teapot hiking trail is a mile-long challenging trail located within Yavapai Hills development for residents to utilize.

Are pets permitted?

Of course! We love our furry friends! There are regulations in our Design Guidelines to follow if you would need a fenced-in dog run added to your property. There is also a daily Yappy Hour on the lawn outside the Clubhouse at 3 pm Monday-Friday. There community members and their dogs can gather to chat and relax. Per City of Prescott, dogs must be leashed when not confined. It’s also important to note that pets are defined as: domesticated house cats and dogs, caged small birds and small fish.

 

 



Can I run a small business out of my home?

If you happen to work remotely out of a private office in your home and don’t have external traffic coming and going, that is supported.  However, the CC&Rs state that “no lots or structures shall be used for trade, or business, or commercial purposes of any kind.” However, the main reason for this rule is to cut down on excessive street traffic due to certain types of businesses.



What is the amount of the annual assessments?

For 2023 the assessment is $400. An HOA may have a need to increase assessments each year if there is a fiscal reason to do so, however, the increase cannot exceed 20% per year increase based upon the current year’s assessment fee without the vote of the membership. Assessments are due in January of each year.



Can I park my RV on my property?

ALL RECREATIONAL VEHICLES, including motor homes, trailers, boats, and related equipment may be parked on a homeowner’s driveway for a maximum of THREE DAYS prior to use and THREE DAYS after use in any thirty (30) day period, for the purpose of preparation and cleaning.



What is a homeowner’s association?

Yavapai Hills Homeowners Association is a non-profit corporation registered with the State of Arizona and managed by a duly elected Board of Directors.
The purpose of the HOA is to:

1.  Maintain all common areas.
2. Govern the community in accordance with the provision of the legal documents: CC&Rs, Bylaws, and Articles of Incorporation.
3. Establish annual assessments.

The corporation is financially supported by all members of the homeowner’s association. Membership is both automatic and mandatory.



What are the CC&Rs (Covenants, Conditions and Restrictions)?

The Covenants, Conditions and Restrictions (CC&Rs) are the governing legal documents that set up the guidelines for the operation of the planned community as a non-profit corporation. The CC&Rs were recorded by the Yavapai County recorder’s office and are included in the title to your property.

Within Yavapai Hills HOA we have 17 CC&Rs.  To understand your responsibilities, you will need to know your Unit and Phase.  You will receive a copy of your specific CC&Rs once you purchase your home.



What are the Bylaws?

The Bylaws are the guidelines for the operation of the non-profit corporation and the Board of Directors. The Bylaws define the duties of the various offices of the Board of Directors, the terms of the Directors, the membership’s voting rights, required meetings and notices of meetings, and the principal office of the Association, as well as other specific items that are necessary to run the Association as a business.
